A dual occupancy and torrens title subdivision approved under the Low Rise Housing Diversity Code in Wollongong. This was a challenging block with flood issues and drainage issues as the site falls to the rear and into NSW Rail site. Despite the site constraints, we managed to negotiate and avoid easement requirements and enhance the water views to the rear simply by elevating the floor level above the flood level. The design also maximises the beach views to the rear by providing for a separate lounge area on the top floor which opens out onto a large balcony. Along with the wonderful views, abundant light, natural ventilation and separate living areas on different levels, there is the added bonus of an under the stairs pebble garden which brings the feel of the outside into their interior. Currently ready for construction.
